How to Quote a Tiling Job: Square Footage, Prep, Waste and Labour Rates
How tile installers can price floors, showers and backsplashes: prep, waterproofing, waste factors, pattern complexity and a sample quote structure.
Tile pricing is less about the tile and more about everything under it. A flat floor on a solid subfloor and a custom shower on bare studs are completely different jobs.
Measure and add waste
Calculate area and add waste: about 10% for straight lay, 15% or more for diagonal, herringbone or large-format tile with cuts. Note the tile size, because large formats need flatter surfaces.
Assess the substrate
- Levelness and deflection of the subfloor
- Need for backer board or an uncoupling membrane
- Heated floor installation
- Waterproofing in showers and wet areas
Price labour by complexity
Use rates per square foot for standard layouts and higher for mosaics, patterns, niches, benches and curved walls. Setting a minimum job price protects small jobs like backsplashes.
Line items
- Demolition and disposal
- Substrate prep and levelling
- Waterproofing
- Thinset, grout, sealer, trim and edge profiles
- Tile supply (or client-supplied, without warranty)
- Labour for floor, wall and details
Know the market
Installed tile costs commonly fall around $10–$25 per square foot for floors, and more for complex work. For a full-room context see bathroom renovation costs and flooring costs.
Clauses that save money
Include cure and grout times, who supplies extra tiles, and how hidden subfloor problems are priced: change orders.
