How to Quote a Masonry or Concrete Job: Brick, Block, Stone and Foundations
How masons and concrete contractors can price brick, block, stone and concrete work: measuring, materials, scaffolding, labour and weather risks.
Masonry is physical, weather-dependent and unforgiving of mistakes. A good quote reflects the real labour, the material waste and the access conditions.
Measure and count
For brick and block, calculate area minus openings and convert to units, adding waste (commonly 5–10%). For concrete, calculate volume, add a small allowance for over-excavation and spillage. For stone, account for irregular sizes and cutting.
Materials
- Units (brick, block, stone) and mortar or concrete
- Rebar, ties, flashing and weep holes
- Forms and formwork materials
- Sealers and admixtures for cold weather
Labour and access
Production rates depend on the unit type and wall complexity. Scaffolding, hoists and tight sites add time and cost.
Weather and season
Cold weather needs blankets, heaters or admixtures. State the window you can work and what happens if weather delays occur.
Repairs and restoration
Repointing and chimney work have unknown conditions. Quote by section with a clear allowance and exclusions. See roofing costs when chimneys and flashing overlap.
