How to Quote a Roofing Job in Canada: Measurements, Materials and Safety Costs
How roofers can price a re-roof: measuring squares, tear-off, underlayment, ice and water shield, disposal, safety and a clear quote structure.
Roofing is priced by the "square" (100 square feet), but a good quote accounts for far more than shingles. Here is a way to build one that protects your margin.
Measure the roof
Calculate area for each plane, multiply by the pitch factor, and add waste (commonly 10–15%, more for complex roofs). Count hips, valleys, skylights, chimneys and vents. Aerial measurement reports or drone photos save time and ladder risk.
Line items to include
- Tear-off and disposal (number of layers matters)
- Deck inspection and allowance for plywood replacement
- Ice and water shield at eaves and valleys, important in Canadian winters
- Underlayment
- Shingles or metal panels, starter and ridge cap
- Flashing, vents, pipe boots
- Eavestroughs, fascia and soffit if included
- Permit where required
Safety and access costs
Steep pitches, tall buildings, fall-arrest equipment, scaffolding and dumpsters all cost money. Price them. Also check provincial fall protection rules.
Allowances for the unknown
Rotten decking is only visible once shingles come off. Quote a per-sheet price for replacement so the client approves it before work. See change orders.
Weather
State how weather delays are handled and what temperature limits apply to shingle installation.
Compare against market prices
Clients will compare your number to typical ranges. See cost to re-roof a home in Canada and snow load considerations.
